Are the prices on this page final?
These are indicative planning ranges. Confirmed prices depend on scope, drawings, quantities and site conditions, with inclusions and exclusions stated in the quotation. They do not reserve a slot or guarantee a price for every site.
Do I have to buy consultation, Concept and Full Design separately?
No. Choose the stage that gives your project enough clarity. If an existing Concept forms part of Full Design for the same project and brief, it counts towards the fee; the same work is not charged twice.
How is a Concept fee treated if I continue to Full Design?
For example, if Full Design is THB 60,000 and you have paid THB 20,000 for a Concept that can be carried forward, the remaining fee is THB 40,000. A changed brief or area requires a review of reusable work, explained before agreement.
What does Full Design include?
The starting scope includes the brief, spatial layout, material and planting direction, agreed presentation views (typically 2–4 for a standard residential project), detail drawings and schedules at the specified level. File formats and design usage rights are set out in the proposal. Editable source files are not automatically included.
How many revisions are included, and what counts as one round?
Our starting scope offers two concept revisions and one detail revision within the original brief. One round means one consolidated set of feedback from the decision-makers. If the brief or area changes, we explain the cost and schedule implications before proceeding. Corrections to our own errors do not use your revision allowance or incur extra fees.
How does the size of the space affect the fee?
Fees depend on the area being designed and its complexity, not the total land area. The 100 and 250 sq m bands provide an initial planning guide. We assess the actual scope; the price does not automatically jump because of one extra square metre.
Where do Turnkey budgets start, and is design included?
Full-project construction budgets start at approximately THB 350,000, with design fees starting separately at THB 35,000. This gives an initial combined planning figure of THB 385,000 before tax and out-of-scope items. We confirm the scope and price against the drawings, materials and site conditions before agreeing to start.
What if my budget is below the Turnkey starting range?
We can discuss Design Only, targeted improvements or phased work within an overall plan. The team assesses suitability before quoting; you do not need to add work just to meet a full-project starting budget.
Are tax, travel and survey fees extra?
Amounts are in Thai baht before VAT, if applicable to the business's status and transaction. Travel outside the agreed area and technical surveys are quoted separately before agreement. Site visit coverage depends on project location and team availability. A site consultation is not a technical level or boundary survey.
What is excluded from the basic design fee?
Unless specifically listed in the proposal, structural and specialist engineering, pools, detailed specialist systems, permit applications, technical surveys, additional images and ongoing site supervision are excluded. Materials, labour and construction are also excluded from design fees.
How long does it take, and when can work start?
We agree a schedule after reviewing the brief, information and team availability, including presentations, approvals and when client feedback is needed. Construction also depends on site readiness, materials and weather, so we do not promise one duration for every project.
How are payments staged?
The proposed design schedule is 40% at commencement, 30% at concept approval and 30% at final delivery, tied to agreed deliverables. Construction payments follow the progress and procurement plan of each project.
Who speaks with us, and who coordinates the site?
Agree a main contact before starting. Designers gather the brief and questions; the site coordinator reviews the agreed work and brings issues back to the designers. Decisions are recorded together to avoid conflicting instructions.
Can materials change or extra work be added during the project?
Yes, after assessing feasibility and documenting additions or deductions, cost, schedule implications and approval before changed work starts. We do not decide on a client's behalf and charge retrospectively.
What care and warranty arrangements follow handover?
Set out handover checks, care advice and responsibility periods by work type in the contract. Plants, materials, installation and ongoing maintenance may have different terms. Agree responsibilities and exclusions before starting rather than relying on an unspecified “everything guaranteed” claim.
What happens if work is paused or cancelled?
Review completed work, agreed committed costs and the balance together under the contract. Specify the files and design usage rights to be delivered; do not assume all payments are automatically forfeited.
